YEXIO data centre coming to Dorfen: HOCHTIEF and Palladio Partners sign land purchase agreement
Expanding digital infrastructure
- Land purchase agreement signed for a commercial site in Dorfen
- YEXIO data centre to provide major impetus for digitalisation and sustainable development in the region
- Efficient waste heat recovery planned through connection to the Stadtwerke Dorfen heating network
HOCHTIEF PPP Solutions GmbH and infrastructure investor Palladio Partners signed the land purchase agreement on 25 June 2025 for the construction of a YEXIO data centre. The high-tech facility will be built on a site covering approximately 7,500 square metres in Dorfen Südwest business park, directly beside the A94 motorway. HOCHTIEF Data Center Partner GmbH is delivering the project in the district of Erding near Munich on behalf of project company YEXIO Dorfen GmbH & Co. KG. Alongside providing urgently needed computing capacity for regional businesses, the project focuses on sustainable operation: waste heat from the data centre is to be fed into the Stadtwerke Dorfen heating network. Construction is scheduled to begin in spring 2026, with commissioning planned for mid-2027.
“Demand for decentralised, high-performance data processing is growing rapidly. Our holistic YEXIO concept provides an answer to this development: sustainable, secure data centres located close to customers that serve as the backbone of digital transformation in local authorities such as Dorfen,” explains Marius Mählmann, Managing Director of HOCHTIEF Data Center Partner GmbH. The data centre in Dorfen, in the district of Erding near Munich, will provide two megawatts of IT capacity, with the option to expand to as much as four megawatts. With the YEXIO concept, HOCHTIEF is making a consistent commitment to sustainability: innovative liquid cooling enables the energy-efficient operation of state-of-the-art IT hardware. Solid-timber construction is intended to reduce the carbon footprint by 600 tonnes, complemented by a green façade designed to blend seamlessly into the townscape and surrounding landscape.
The data centre will also deliver commercially efficient operation throughout its entire lifecycle. Its user will be Yorizon, a provider of sustainable cloud-computing and green-IT solutions. Yorizon offers tailored solutions for software and platform providers, medium-sized and large companies, and public-sector organisations. The data centre meets the highest security standards and is particularly suitable for regionally focused businesses that value data sovereignty and proximity to their customers.
Heinz Grundner, First Mayor of the City of Dorfen, welcomes the project: “Establishing the YEXIO data centre will provide important impetus for Dorfen. It will not only strengthen our digital infrastructure, but will also send a clear signal in support of sustainable economic development. We are creating future-ready prospects for local businesses and making the entire region more attractive as a business location.”
Stadtwerke Dorfen GmbH will play a key role in meeting the project’s sustainability objectives, particularly through the planned use of renewable energy and the integration of waste heat from the data centre into the existing heating network. Klaus Steiner, Managing Director of Stadtwerke Dorfen GmbH, emphasises: “This project is a showcase for intelligent sector coupling. By integrating the data centre’s waste heat directly into our heating network, we are creating a win-win situation for the environment and consumers.”
For Palladio Partners, its involvement in Dorfen underlines the strategy of investing long-term capital from pension institutions specifically in strengthening Germany’s digital infrastructure. Dr Stephan Küßner, Managing Director at Palladio Partners, explains: “The YEXIO data centre in Dorfen is an excellent example of how we, together with our investors and a strong partner such as HOCHTIEF, are actively advancing the digital transformation of infrastructure. Together, we are setting a new standard for sustainable, pioneering infrastructure projects.”
For more than ten years, Palladio Partners has invested long-term capital—primarily from German institutional investors—in infrastructure projects around the world and in Germany. With more than €10 billion in assets under management, the investment boutique is one of the market leaders in this field. Palladio Partners has invested in municipal digitalisation projects since 2019.
The consortium of HOCHTIEF and Palladio Partners will invest a nine-figure sum over the coming years in a network of decentralised YEXIO data centres. Fifteen locations are planned in Germany, five of which—including Dorfen—have already been secured. After the data centres in Heiligenhaus and Bad Lippspringe, Dorfen will be the third to be delivered. HOCHTIEF is responsible for planning, construction, operation and asset management.
